Located in Hampstead Garden Suburb in North West London, this Scheme offers 48 studio flats for single occupants and 13 one-bedroom flats suitable for couples.

The accommodation is arranged across two separate blocks, both served by fully accessible lifts. Each block is set over two floors, with ground-floor flats providing direct access to the gardens.

Residents live independently, with support arranged privately or through the local authority where needed.

Communal facilities include two laundry rooms (one in each block) with washing machines and tumble dryers, three guest rooms, a small computer room, and a meeting room with kitchen facilities for residents’ use.

Each flat is fitted with an emergency call system, enabling contact with a manager in urgent situations such as illness, fire, or a fall. When managers are off duty, calls are automatically directed to a 24-hour out-of-hours telecare service.

Day-to-day management is provided by two Scheme Managers who support tenants’ wellbeing and oversee the smooth running of the service. Staff are on duty Monday to Friday, 9am–5pm.

The Orchard is designed for people who are able to live independently, with support available where required either privately or via the local authority.

Eligibility Criteria

People wishing to live at the Orchard must apply via the website.

The Application Form and an Assessment will be used to decide whether the applicant meets our eligibility criteria. Applicants should:

  • be over 60 years of age
  • be in housing need (either inappropriately housed, homeless, or in danger of becoming homeless)
  • have a local connection:
  • residence in Hampstead Garden Suburb
  • a close relation or friend in the Suburb
  • previous residence in the Suburb
  • residence in the borough of Barnet
  • have a strong connection with the Suburb
  • Priority will be given to applicants with a connection to the Suburb
  • require, and be willing to engage with, the low level support service provided
  • be able to, and wish to, live independently
  • not require residential or nursing care

Applicants with care needs must be in receipt of additional support or a community care package.

Any risks identified after completion of a needs and risk assessment, must be manageable by this service.
